Key Performance Indicators of Foundational Finance Coaching:
1.) Budget: Detailed breakdown of all of income and all debts. This goes into something lenders call “debt to income ratio”, this is the largest single determiner of purchasing power when buying a home.
Understanding a budget and what the lenders value in a candidate sets us on the path to success.
2.) Credit: Understanding what goes into calculating credit scores, what helps, what hurts. The main factors of credit score are calculation are age of credit history, number of active lines of credit and total amount of available credit.
3.) Cash: Lenders like to see evidence of saving money. They want to see enough money for the down payment, closing costs and preferably some reserve funds in borrowers accounts.
